Lane Cove Conveyancers You Can Trust

Paul Denny Conveyancing has been helping people buy and sell property from our Lane Cove office since 1993. Today, our experienced Lane Cove conveyancers assist with residential and commercial property transactions, family transfers, contract reviews and contract preparation across the Lower North Shore and NSW.

A property transaction involves more than signing a contract. From reviewing the Contract for Sale and carrying out searches and enquiries to preparing for settlement, our Lane Cove conveyancers work through each stage with you, so you understand what is happening and what comes next.

Residential Property

We act for buyers and sellers of houses, units and investment properties across Lane Cove and the surrounding suburbs. Our work covers the contract, the searches and enquiries, and the transaction through to exchange and completion.

Family Transfers

Transfers between family members are handled differently from a sale on the open market, with valuation and transfer duty both needing to be addressed. We prepare the transfer documents and take the matter through to registration.

Commercial Property

Retail and office premises, industrial sites and larger holdings all fall within our commercial work. Lease terms, GST and outgoings sit inside the contract itself, and we work through each of them with you before exchange.
Integration icon

Off-The-Plan

An off-the-plan contract is signed before the property is built, so the deposit, sunset date and completion terms all need to be carefully considered before signing. We review those terms and explain where you stand if the completion date moves.

Contract Reviews

Our contract review is a fixed-fee service, so the cost is known before you send anything through. We report on the special conditions, what is included in the sale, the deposit terms and the settlement date.

Contract Preparation

We prepare Contracts for Sale for residential and commercial property across Lane Cove and NSW. For residential sales, the Contract for Sale needs to be prepared before the property is offered for sale. We obtain the title documents, Section 10.7 planning certificate and other required documents, then prepare the contract.

Why Choose Our Lane Cove Conveyancers?

Around 70% of our work comes from repeat clients. Those are people who have already been through a purchase or a sale with us and chosen to use the practice again.

Expertise

First Licensed Conveyancer in NSW

NSW did not license conveyancers until 1993, and our founder was the first person in the state to hold that licence. Across the practice, our conveyancers bring more than 60 years of combined experience in residential, commercial and retirement village transactions.

Frequently Asked Questions

How much does a conveyancer cost in Lane Cove?
The cost depends on what the transaction involves. Factors that affect it include the contract and any special conditions, the searches and enquiries required, whether the property is strata or a standalone lot, whether the purchase is off-the-plan, and what is needed at settlement. Our contract review is a fixed-fee service, so that figure is known before you send anything through. For a full purchase or sale, request a conveyancing quote or call our Lane Cove office on 02 9429 0000 or email enquiries@pauldenny.com.au.
When should I have a Contract for Sale reviewed?
The best time for a contract review is before exchange, while there is still room to request changes from the vendor. Most residential contracts exchanged by private treaty carry a five business day cooling-off period, and a buyer who withdraws within it forfeits 0.25% of the purchase price, so a review left until after exchange can become a costly way to deal with a problem. A property bought at auction carries no cooling-off period at all, which makes the review beforehand the only chance to raise anything.
Can your Lane Cove conveyancers act for property elsewhere in NSW?
Yes, conveyancers in NSW are licensed for the whole state, so property outside the Lower North Shore is well within our scope. Where the property sits has no bearing on who you engage, and remote conveyancing in NSW means most of the process runs electronically in any case.
Do I need a conveyancer before making an offer on a property?
Yes, in practice. Engaging one is not a legal requirement, but a contract review at that stage is worth doing, and it is when the common mistakes when buying property are easiest to catch. An offer accepted by an agent does not bind either party in NSW until contracts are exchanged, so the period before exchange is when the special conditions, the inclusions and the settlement date can still be negotiated.
