Frequently Asked Questions

Do I need to use a conveyancer based in the Hills District?

No. Any licensed conveyancer in NSW can act on a Hills District property, so the decision comes down to who you want handling the matter rather than where their desk is. A local office does make some things easier, including meeting in person and familiarity with the councils covering the area, which is why we opened an office in Bella Vista.

When should I send my contract to a conveyancer?

NSW Fair Trading advises buyers to obtain the sale contract as soon as possible and have it examined by a licensed conveyancer in NSW at that stage, partly because an agent cannot alter the contract and your conveyancer can. An early contract review also means any changes you want can be put to the vendor while the terms are still open.

How much does a contract review cost?

Our contract review is a fixed fee, so you know the amount before you send anything through rather than after the work is done. The fee covers the review and a report on what the contract commits you to, and it is separate from the cost of a full purchase or sale. What does a conveyancer check before I buy a property?

The contract comes first, including the special conditions, the inclusions, the deposit terms and the settlement date. Beyond that, we review the title and any easements, covenants or restrictions recorded on it, the section 10.7 planning certificate showing how the land is zoned and what may affect it, and the other prescribed documents attached to the contract. For a strata property, we also look at the strata records, and we raise the searches and enquiries relevant to the property before exchange.

Can your Bella Vista conveyancers handle property outside the Hills District?

Yes. Our licence is not tied to the Hills District, and we act on property right across NSW from both of our offices. Much of a transaction now runs through remote conveyancing in NSW, so the location of the property rarely affects how the file is handled.
